Is My BC Assessment the Market Value of My Vancouver Home?
Is My BC Assessment the Market Value of My Vancouver Home?
Your BC Assessment isn't automatically the price your Vancouver home would sell for today. It estimates market value as of a set valuation date, and it's primarily used to distribute property taxes.

Why Can Assessed Value and Sale Price Differ?
A current buyer compares your property with what's available now.
They consider condition, layout, renovations, view, parking, outdoor space, strata finances, future expenses, and neighbourhood-specific demand. They may also face different mortgage rates from those in place on the assessment date.
The broader market has moved too. Greater Vancouver REALTORS® reported an October 2026 composite benchmark price of $1,068,600, down 5.2% year over year. Sales were 22.5% below the ten-year seasonal average, and active inventory was about 24% above it. Source: Greater Vancouver REALTORS®
Those statistics still don't value one address. A renovated New Westminster condo with parking and a view shouldn't be priced from the regional composite or solely from its assessment.
How Should Sellers Estimate Current Value?
Build a range from four kinds of evidence:
- Recent sales of genuinely comparable properties.
- Current listings competing for the same buyer.
- Expired or cancelled listings that show what buyers rejected.
- Property-specific adjustments for condition, layout, and ownership costs.
The list price is then a strategic decision. It should attract the right buyers without promising a result the evidence can't support. A final sale price emerges only when a willing buyer and seller agree on price and terms.
The Bottom Line
Use the assessment to understand your tax context. Use current market evidence to decide whether, when, and how to sell. If you own in New Westminster, Burnaby, or Vancouver, I can put together a comparable-sales range for your home so you can see how it differs from your assessment.
Frequently Asked Questions
Should I list at assessed value? Only if current comparable evidence independently supports that price.
Does selling above assessment mean I overpaid? No. The assessment date, market movement, and property characteristics may explain the difference.
Can I appeal my assessment? BC Assessment has a separate review and appeal process with specific deadlines. Check its website for the current dates and steps.
