The Vancouver Market Is Giving Buyers Something We Haven’t Always Had: Time
For years, one of the biggest frustrations for Vancouver buyers wasn't simply price.
It was pressure.
See the house Saturday.
Write Sunday.
Compete against multiple offers.
Drop conditions.
Make a decision involving hundreds of thousands — sometimes millions — of dollars almost immediately.
Today's market looks very different.
Greater Vancouver REALTORS’ latest numbers show sales sitting well below their historical seasonal average while available inventory remains considerably above it.
That doesn't automatically mean every property is a bargain.
But it does give buyers something valuable:
time.
Time to compare homes.
Time to understand the strata documents.
Time to do an inspection.
Time to discuss financing.
And sometimes time to negotiate.
Now look across the Strait.
Vancouver Island sales have slowed as well, but VIREB's latest report shows active inventory only about 2% higher than last year.
That's important for anyone considering selling on the Mainland and moving to Parksville, Qualicum Beach, Nanaimo or another Island community.
You aren't simply trying to predict whether “the market” will go up or down.
You're dealing with two markets.
What happens to the home you're selling?
What happens to the property you want to buy?
What will your financing look like?
And what kind of competition will you face?
Mortgage rates add another layer.
The Bank of Canada remains at 2.25%, but actual mortgage pricing depends on much more than one central-bank announcement.
So rather than waiting for one magical rate or one perfect market bottom, I think buyers should look at the complete opportunity.
Price.
Payment.
Selection.
Competition.
Lifestyle.
Sometimes the market isn't telling you to rush.
It's simply giving you enough room to make a better decision.
And that's exactly what I coach real estate agents to understand as well.
Our job isn't to pressure someone into acting. Our job is to understand the market well enough to recognize when circumstances have created an opportunity — and explain it clearly.
