Is Vancouver a Buyer's Market in September 2026?

Greater Vancouver REALTORS® has released its August housing numbers, and one statistic stands out.

What Are the Latest Vancouver Real Estate Statistics?

The overall sales-to-active listings ratio fell to 12.3%. For detached homes specifically, it dropped further — to just 9.6%.

Why does that matter? GVR's historical analysis suggests that when this ratio stays below 12% for a sustained period, home prices generally face downward pressure. And that's already showing up in the numbers.

Are Vancouver Detached Home Prices Falling?

Yes. The benchmark detached-home price in August was $1,799,400, down 7.2% from August 2025.

August produced just 1,869 total sales — more than 20% below the 10-year seasonal average. At the same time, 15,798 properties sat active on the market, roughly 26% above the historical seasonal norm. More listings, fewer sales: that combination is what's putting downward pressure on price.

Is Vancouver a Buyer's Market Right Now?

In many segments, yes — particularly detached homes.

That doesn't make every listing a bargain. But it does mean buyers generally have more room right now for inspections, financing conditions, negotiation, and proper due diligence than they've had in recent years. A ratio below 12%, especially at 9.6% for detached, is a real shift in leverage — not a marginal one.

What Is Happening in the Vancouver Island Real Estate Market?

The Island is telling a different story. VIREB recorded 651 August sales, down 4% year-over-year — but inventory increased only 2%.

That gap matters if you're selling in Greater Vancouver with a move to Parksville, Qualicum Beach, or Nanaimo in mind. The Mainland may be giving you considerable buying leverage right now. But the exact Island property you want may still be relatively scarce — a tighter inventory picture doesn't hand buyers the same room to negotiate that Vancouver currently offers.

Should Vancouver Buyers Purchase Now or Wait?

The Bank of Canada held its policy rate at 2.25% yesterday. Current advertised insured rates include roughly 4.09% for a five-year fixed, 3.94% for a three-year fixed, and 3.30% for variable.

So buyers need to look beyond the rate headline and ask the questions that actually determine whether this is the right move:

  • What can I negotiate on the property itself?
  • How much real selection do I have in my price range?
  • What does the payment actually look like, month to month?
  • What happens on the other side of my move — where am I going, and what does that market look like?

That last question is something I emphasize constantly when coaching real estate agents. The statistic itself isn't the advice. The value comes from understanding which number actually changes your client's strategy — and which ones are just noise.
